Every good design starts with knowing exactly what's there. We measure your property accurately and turn it into precise existing drawings, the foundation every later stage is built on.
Before anyone can design an extension or a loft conversion, there has to be a reliable record of the building as it stands today. We carry out a measured survey of your home, capturing dimensions, levels, window and door positions, and the details that matter once drawings go to planning and Building Control.
From that survey we produce a full set of existing plans, elevations and sections. These aren’t rough sketches. They’re accurate, scaled drawings that give your project a dependable starting point and prevent the costly surprises that come from working off assumptions.
Getting this stage right protects everything that follows. Planning officers, structural engineers and builders all work from these drawings, so accuracy here saves time and money later.

Do I need a measured survey if I already have old plans?
Usually, yes. Houses get altered over the years in ways that don't always match what was originally drawn or approved, and even small inaccuracies compound once you're designing an extension. A fresh measured survey removes that risk.
How long does a measured survey take?
Typically a few hours on site for a standard house, with the existing drawings produced over the following week.
Do I need to be present during the survey?
It helps for the first visit so we can understand how you use the house, but it isn't essential for us to take the measurements themselves.
What's the difference between this and the drawings my estate agent used?
Estate agent floor plans are usually schematic and not to scale. Existing drawings for planning and Building Regulations need to be accurate and dimensioned, which is a different job entirely.
Can you survey listed buildings or older properties?
Yes, including buildings with irregular walls, historic features or non-standard construction, where accuracy matters even more.
